How to Find Your Rental Property
We can register you on to our mailing list and we will send you properties that we get instructed on that match your needs. We will ask you questions of what you are looking for; i.e maximum rent, how many bedrooms, location, ETC. We suggest not to narrow your search too much as we prefer to send more to you than nothing at all. Another way for finding property is online as this is updated instantly with the newest properties. All of our properties are added to our website within the hour of uploading them. Other websites to consider looking at are Rightmove and On The Market.com. You can create alerts on these websites to notify you when new properties come on which are within your price range in your selected area.


Seen Something You Like?
Simply call or e mail us to arrange a viewing, we will arrange a time with you that fits in around work, kids etc. Our office is open 8:30am – 5:30pm Mon – Fri and 10:00am – 4:00pm Sat Sun 9:00am – 3:30pm. If you find a property you like then we will ask you to complete a tenancy application form which will give us the details we need to obtain the necessary references and checks. Once we have the information we will put this to the Landlord before taking any money or performing any reference checks, once they agree to your application we will take the appropriate and reasonable fees from you so we can begin the referencing and to hold the property off of the market for you.
Let Agreed
Once we have received the results of the referencing and they have come back acceptable we will offer you the tenancy. (If in the unlikely event the landlords decides they do not wish for you to rent the property after you pass referencing we will reimburse 100% of the fee’s you have paid). The next step is agreeing a move in date for you to take over the property, this is where we will do the ‘check in’ and get all the documents signed. If for any reason your referencing comes back as unacceptable then we will explain to the landlord why and they can take a judgement on it and decide whether or not to allow the tenancy to go ahead.


Moving in Day
Prior to your moving in day we will need the months rent upfront and your deposit, this will need to be cleared funds so we can register your deposit into the scheme that we use and supply you with the correct paperwork. The best way to pay this is either cash or BACS transfer as cheques take a week to clear. We will also need a copy of ID so we can complete the right to rent checks, this can be a Passport or Birth Certificate and Driving License.
Once we have checked you in and you have all the correct paperwork all signed by yourself and the landlord you will be left alone to enjoy your tenancy. We are however required to regulary inspect the property on the landlords instruction (managed service only) we do this after month 1, then 3 months after, then if the inspections have all gone well we will move it to 6 months thereafter. If any issues arise then you must contact us immediately so we can arrange for them to be sorted. The initial Assured Shorthold Tenancy Agreement we provide you with will be for a period of 6 months, unless agreed otherwise. After 3 months of this we will send a renewal notice, this is where you can decide to renew your agreement for another fixed term, whether that is 6 months up to the maximum of 3 years (FEES APPLY). Or you can decide to move onto a Periodic Tenacy which is free of charge, this is a rolling month by month contract and as the tenant you will have to give 1 months notice and the Landlord must give you two months notice.
Tenant Fees
Prior to your moving in day we will need the months rent
Holding Deposit: A holding deposit, equal to 1 weeks rent is payable upon the start of the application.
Successful Applications – any holding deposit will be off set against initial Rent and Deposit, with the agreement of the payee.
Fees: Payable in accordance with the Tenant Fee Act 2019:
Additional variable charges may apply during the course of the tenancy or at the end and are detailed within the tenancy agreement.
For Example -Default of Contract – Late Payment Charge – £25.00
Default of Contract – Loss of Keys – £25.00
Contract Variation – Admin Charge – £50.00
Contract Termination – Admin Charge – £50.00 (plus any reasonable Landlord costs, by prior agreement)
Deposit:A Deposit equal to 5 weeks rent. The Deposits and first month’s rent is payable once the references have been passed and before the tenancy begins.
